Our Terms & Conditions, Property Rules and the City of Busselton CODE OF CONDUCT for Holiday Homes all form part of any booking.
This beautifully appointed home will suit large groups and is close to the beach, boat ramp, shops and conveniently located within easy driving distance to all the wonderful experiences our region has to offer.
There is WIFI available.
This gorgeous home has been set-up with large groups in mind and has space for everyone.
Outside pets are welcome but please ask us prior to booking with regards to fencing heights as it may not be suitable for medium-large dogs.
The heart of the house is a spacious open plan living area with TV, reverse cycle air conditioning unit plus cosy wood fire place for Winter. The adjoining kitchen offers heaps of bench space, lots of storage, bench seating, dishwasher and large fridge/freezer as well as all the basics you need to cook with whilst on holiday (pots, pans, utensils, microwave, kettle, toaster etc).
To the front of the house sits 1 king, 2 queen bedrooms, large bathroom with shower, toilet & a double vanity. There is also a second separate toilet with powder vanity in this wing of the house.
To the back of the house sits the laundry, family bathroom with bath, shower & vanity. A separate toilet with powder vanity. An activity room for the kids to play and 1 x queen bedroom, 1 x bunk bedroom with 2 bunks (4 x singles).
The kids activity room will keep them entertained with TV, games and couch. (Fooseball table pictured in the activity room is no longer at the home).
All QUEEN & KING bedrooms have ceiling fans.
Outside the living area is an inviting outdoor seating space with bar fridge, kitchen bench/prep area, BBQ and a spa. From this area you can supervise the kids playing outside and enjoy the day.
There is a paddle board & a kayak for guest enjoyment plus other toys & games.
An outdoor shower is provided for washing off after the beach.
The beach and boat ramp are only a minutes drive away. Otherwise a 10 minute walk or very quick bike ride.
There is plenty of parking and a convenient U-shaped front driveway allows for easier access on & off the main road.

- Beach towels are NOT included
- We also supply STARTER essentials like tea, coffee, sugar sachets, salt, pepper, spray oil, basic cleaning products, soap bar, bin bag, sponge, washing powder, toilet roll to make your arrival care-free whilst you get time to hit the shops. These are STARTER BASICS only & are not replenished during your stay
- Blankets are made available at the home during colder months
-You can hire porta-cots (Kmart Travel Porta-cot) & high chairs from us for $10 per item. Please let us know upon your booking request if you require. Porta-cots do not come with a foam mattress insert or linen/bedding.
- Maximum number of occupants advertised cannot be exceeded at any time.
- Noise must be kept to a minimum with no disturbance to neighbors. No noise is permitted after 10pm.
- Pet Friendly, however please advise in your initial enquiry if you intend for your dog to come. There are strict guidelines in place for pets in Holiday Homes. They cannot be left unattended at the property at any time. Strictly outside pets only unless otherwise agreed in writing with us.

BOOKINGS
- Unless we agree with you otherwise, all bookings require a deposit of 50% of the total fees (nightly lease fees, cleaning & linen hire), which is to be paid as per stated on the Booking Quote/Invoice
- Remainder of your holiday fees (nightly lease fees, cleaning & linen hire), must be received by us, in cleared funds, no less than 28 days prior to your arrival date, or the due date as stated on your Booking quote/Invoice
- In all cases, a security bond must be received by us, in cleared funds, no less than seven days prior to your arrival date or as stated on your Booking quote/invoice.
- The above clauses are amended in the instance that the booking is for high demand dates, for dates very far in advance, last minute and/or the arrival date is within four weeks of the booking date.
CANCELLATIONS & AMENDMENTS
- Any nightly lease fees paid prior to the date of cancellation/non-payment will not be refunded unless the property is relet for the period of the proposed occupancy for at least your agreed rental. If re-let for a lesser amount, you will be liable for the difference. If re-let, an administration fee applies, which is equivalent to 10% of the fees paid to-date plus any difference in the rebooked nightly lease fees. The balance of funds will be released to you, less the administration fee, within 7 days of the property being re-let.
- Where a guest wishes to amend their booking by cancelling a portion of the nights confirmed to book, the following will apply: If this occurs no less than 6 weeks prior to arrival, there shall be no penalty - If this occurs within 6 weeks of an arrival date then the portion of nightly lease fees paid prior to the date of cancellation/amendment will not be refunded unless the property is re-let for the cancelled nights for at least your agreed rental fee. If re-let for a lesser amount, you will be liable for the difference.

Great house, wonderful outdoor spa. Great layout too, with bedrooms separated by living area in the middle.

Had a quick little getaway for my mums 60th and this house was the perfect house for us all. We all had a great time. Loved the openness of the house and backyard, lots of space for the kids to play both inside and outside. Will definitely recommend this place to others :)
Beautiful house for a family holiday. Walking distance to the beach and short drive into shops and town. The house is clean and well presented.
A lovely home for our extended family pre-Xmas 3 night stay. Everything was clean and in good order. The spa was all set, ready to go when we arrived. There's a bit of traffic noise if using the front bedroom but other than that all was as expected or better. There's a nice back lawn for playing cricket and there are some toys for little kids. The yard is fenced so the kids were contained, and we had plenty of room. Everything was as expected or better. Merry Xmas

Stayed here for 4 days with the Family (8 Adults, 1 Baby) was great accomodation and very clean. Location was great and had everything we could ask for or want.

We spent a weekend in the home as a group of nine adults plus a toddler. The home was spotless when we arrived and had literally everything we needed. It was cosy whilst being spacious enough that it didn’t feel crowded.It was perfect for our stay and even though we had some wet and cold weather, there was plenty of wood to keep the fire on.We loved it and would definitely stay again.
This property was brilliant for a large group to enjoy, the house was well set up and the layout works perfectly! We had plenty of room and the fire kept us nice and cosy in the evenings. Would highly recommend and would definitely stay again in the future.
